A large share of Surat's housing — the societies of Adajan, Athwa, Nanpura, the family homes of Varachha and Katargam — was wired in the 1980s and 90s for a very different electrical life. Here's how to know when that wiring is done, and what replacing it really involves.

Why old wiring fails

Wiring doesn't last forever. Insulation plasticizers evaporate over decades, leaving sheathing brittle and crack-prone. Joints oxidise and loosen through thermal cycling. And crucially, the load changed: a 1995 circuit built for a fan, a tube light, and a TV now carries an AC, a microwave, and a geyser. Aluminium wiring — common in that era — adds its own failure mode: oxidising joints that heat, arc, and start fires.

The warning signs, ranked by urgency

Call this week:

  • Burning smell near boards or from walls
  • Scorch marks around switches or sockets
  • Shocks from appliances or taps
  • MCBs that trip instantly on reset

Plan within months:

  • Frequent random tripping
  • Flickering that follows appliance use (loose neutral territory)
  • Warm switch plates
  • Two-pin sockets throughout (no earthing era)

Get assessed:

  • Wiring 20+ years old, never inspected
  • Aluminium wiring anywhere
  • Buying or renting an older flat

What a professional assessment tells you

A megger (insulation resistance) test measures whether your wiring's insulation still insulates. Healthy circuits read in hundreds of megohms; failing ones sag toward single digits. Combined with an earthing test and board inspection, a ₹500-ish assessment answers the rewire-or-not question with numbers instead of fear.

The good news about modern rewiring

Most Surat flats built after the late 1980s have PVC conduits in the walls. Rewiring then means pulling new copper through existing pipes — no broken walls, no dust storm. Our crews rewire occupied 2 BHK flats in 5–7 days, one room at a time, power restored every evening.

Materials are extra and worth understanding: ISI-marked FR copper from Polycab, Finolex, or Havells for a 2 BHK typically runs ₹15,000–₹25,000 depending on gauge mix. Never let anyone economise on wire brand — it's the one component you can't easily replace later.

What a complete rewiring includes

  1. Circuit design around your actual appliances — separate runs for ACs, geyser, kitchen
  2. New FR/FRLS copper throughout
  3. A modern distribution board: RCCB protection, labelled MCBs per circuit
  4. Earthing verification (and often a new earth pit — old ones are usually dead)
  5. Megger test certification of every new circuit
  6. A wiring diagram you keep

The renovation window

Rewiring during renovation costs meaningfully less — walls are already open, painting is already planned. If a renovation is anywhere on your horizon, sequence the rewiring into it.
